4. Technology
Achieving technology certification ensures that buildings meet the highest standards for connectivity and smart technology. Landlords can leverage this certification to elevate the technological infrastructure of their buildings, thereby increasing their appeal and value.
Technology Certification Systems Popular in Thai Businesses
· WiredScore: Founded by Arie Barendrecht, it is an international certification system that evaluates and enhances the digital network and infrastructure of office buildings.
· SmartScore: Developed by WiredScore, it is an international certification system that evaluates and certifies smart buildings, focusing on the technological capabilities of the buildings.

5. Waste
Waste management is a crucial aspect of Environmental, Social, and Governance (ESG) frameworks for effective waste management practices. By adhering to the WMHF's principles, businesses can minimize their environmental impact, enhance sustainability, and foster stakeholder trust.
· LEED Zero, developed by the U.S. Green Building Council (USGBC), encompasses a broader assessment of a building's overall environmental impact, encompassing energy use, water consumption, waste generation, and transportation emissions. To achieve LEED Zero certification, a building must demonstrate net-zero performance in each of these categories.
· TRUE (Total Resource Use and Efficiency) Zero Waste, spearheaded by the Thailand Environment Institute (TEI), concentrates specifically on waste management practices within a building. The certification emphasizes waste reduction, diversion, and environmentally sound disposal methods, such as recycling, composting, and waste-to-energy initiatives.

6. Report
Sustainability reporting is crucial for demonstrating transparency and accountability in environmental, social, and governance (ESG) practices, building trust with stakeholders, and enhancing a company's reputation.
By providing detailed information on sustainability initiatives, companies can attract investors, drive innovation, and identify areas for improvement. Additionally, comprehensive sustainability reports help businesses stay ahead of regulatory changes and avoid potential fines. Ultimately, integrating sustainability into core business strategies and communicating efforts transparently ensures long-term success and resilience in a sustainability-conscious market.
Popular Sustainability Reporting in Thai Businesses
· Global Reporting Initiative (GRI): GRI was founded by Ceres and the United Nations Environment Programme (UNEP) in 1993. It provides standardized guidelines for companies to report their environmental, social, and economic impacts, promoting transparency and allowing for comparison between companies.
· Task Force on Climate-related Financial Disclosures (TCFD): Founded by the Financial Stability Board (FSB), TCFD recommends disclosing climate-related financial risks and opportunities, focusing on governance, strategy, risk management, and metrics.
· Carbon Disclosure Project (CDP): CDP was founded by CDP Worldwide to focus on environmental disclosure, particularly greenhouse gas emissions and climate risks. It ranks companies based on transparency and performance.
· 56-1 One Report: Founded by the Securities and Exchange Commission (SEC) of Thailand, this legal requirement combines financial and non-financial reporting into a single document. Its purpose is to provide an overview of a company's performance, including financial results, governance, and sustainability efforts.
